Every once in a while, it is good to remind our readers that we also work as exclusive buyer’s agents. Time is too limited for us to work in a non-exclusive relationship (though we can limit our exclusivity to certain towns, leaving buyers free to work with other agents in other areas). Often, we are able to work with buyers on houses that are not on the market or listed in MLS. This has actually happened a few times in the past half-year, on Moon Hill, Peacock Farm, and most recently, we had a buyer who we had showed 8 Demar Road to months back come back to put together a deal on the house while it has been off the market. We also had a similar deal for 11 Woodcock in Lincoln come together with someone who had seen it (with a buyer agent) before it had come off the market.

Well, some other clients approached us a few years ago about working together and looped back around when some life and career changes came to them. They wanted to work with us to see this house. They loved it and we negotiated a deal for them. It is pending under agreement right now.

Core was a local company that built a bunch of modest homes in the Wayland and Sudbury area using modernist principles similar to those found in Boston-area modulars, like Deck House and Techbuilt, as well as repeatable designs such as those of Walter Pierce in Lexington’s Peacock Farm. This might be our dream house. Come on, let’s go see this. You can buy it and we can live vicariously through your good fortune.
